The Orchards Niseko is a collection of Modern town houses and stand-alone homes in a peaceful setting not far from all the action in Niseko Hirafu. The development comprises of a range of two, three and four-bedroom stand-alone homes. As they are individually owned, they are also individually furnished so the styles of the houses do vary, but each one is spacious, with high ceilings in the living areas.
Amenities in the houses vary. However, all have full kitchens, private laundries, wifi and views of the surrounding area and mountains. Most of the three and four-bedroom homes also have private Japanese style baths. Bed configurations also varies so make sure you specify what bedding you require.
The Orchards offers an on-site reception and concierge team and all guests can use the on-demand shuttle service for arrival and departure, as well as lifts to the village and Niseko Hirafu ski lifts between 8am – 10pm.

Location
The Orchards Niseko are located a 2-3 minute drive from Niseko Hirafu village and the Hirafu ski lifts. There is an on-demand shuttle service (that must be pre-booked 40 minutes prior) for arrival and departure, as well as lifts to the village and Niseko Hirafu ski lifts between 8am – 10pm.

Property T&Cs:
- Property is non-smoking.
- If twins or Kings are an option in a room where it is possible to choose, they must be requested at time of booking.
- All properties will have rubbish removed and a change of towels every 3 days. Mid stay clean every 6th day if the booking is for more than 7 days.
- On departure guests must ensure the accommodation is tidy and all cutlery, crockery and kitchenware is washed. Excess cleaning costs, if required, will be charged to your credit card.
- Guests accept responsibility for damage to the property (including apartment common areas), fittings, furniture, keys and other chattels caused during their occupation, including any consequential losses incurred.
- Credit card details and authorization are required to be provided to The Orchards on or prior to check-in as a security deposit.
- Late check-outs are possible on a request basis and a charge of JPY 10,000 to stay until 2pm.
- Where late check-out has not been confirmed a late check-out fee will apply for each hour.
- Parking during winter months is severely restricted and must be requested and confirmed for each booking if required.
Available: This selection is currently available for this price. Once you submit an inquiry our agents will confirm your booking via email and send you an invoice for a deposit. You will need to pay a 25% deposit within 7 days (unless otherwise specified) to secure the booking.
On Request: Our agents need to confirm availability of this room. Once you submit a request we will endeavour to get back to you by the next business day to confirm availability (some properties may take longer). If prices are listed they are the exact prices for your dates, room selection and room occupancy. Where prices are not listed we will confirm the price when we confirm availability. In either instance, you are not committed to your selection until after we confirm availability and price. Once you agree to that confirmation, you will be sent an invoice and will need to pay a 25% deposit within 7 days (unless otherwise specified) to secure the booking. If your requested room is not available, we will present alternative options.
